Clean A/C Coils Mean Longer Life For Your System

Your air conditioner works hard to keep you comfortable throughout the long Central Arizona cooling season, and annual preventive maintenance is essential for keeping your utility bills in check, extending the life of your system and preventing common air conditioning problems. In addition to standard maintenance, coil cleaning should be performed annually to ensure optimum heat transfer and keep your air conditioner operating efficiently.

Two coils
Your air conditioner has two coils. The evaporator coil, found in the indoor unit, is responsible for absorbing heat from the air in your home. The condenser coil in the outdoor unit transfers the heat outside. Dirty coils can inhibit the efficiency of the heat transfer, making your air conditioner work harder to keep you comfortable and raising your utility costs.

Coil cleaning
One of three methods will be employed to clean your A/C coils.

    • Lightly-soiled coils are blown free of dust and debris with low-pressure compressed air.
    • Fairly dirty coils are scrubbed with water and a mild detergent to remove dirt and grime.
    • Heavily-soiled coils require a foaming coil cleaning solution that is allowed to sit for a period of time before being rinsed off. For extremely grimy coils, several applications may be required. Because these chemicals can be a danger to people and the environment, always opt for a biodegradable solution that can be safely rinsed down the drain.

The condensate pan
Part of A/C coil cleaning is attending to the condensate pan beneath your evaporator coil. This pan catches the condensation from the coil, which can be heavy during periods of high humidity. Due to the near-constant moisture in the pan, it may become a breeding ground for mold and bacteria. Once the condensate pan is clean, it should be treated with a biocide to prevent the growth of dangerous biological contaminants.
